It has sucked.The good news is that today I was presented with a 350-unit development project in Manor that I'm planning to get started on soon and I am actively working on some commercial development projects as well that should hopefully turn into winners.

Asking prices are high, but sellers in this market are generally more patient and willing to wait for a buyer who likes the property versus a fast sell < 2mo. 

I managed to snag  few in the early 90's, but the market bottom came and went too fast in 2006 through 2008 here.

We are in Florida, so I believe the eviction process is pretty fast if there's a default (I have never had to do it but I have read up).

The correct line of thinking is "What opportunities in my network and experience can my IRA tap into and get better results than what it is invested in today?" 

The good deals sell fast ,so if you see something your interested in analyze it using the calculators on bigger pockets and make a choice.
