Sorry to interject again but having been a smoker for a decade now the inside of my house never smells like smoke and I really only do if im smoking in a confined space or around a bunch of other smokers.

I see plenty of duplexes and triplexes where the living space is on top of the garage.

Kigo is one of those platforms, and has a feature called "Channel Manager" which will list your space on several sites easily and from one place, including Homeaway, VRBO, Airbnb, and even Booking.com.  

The only issue is that money will be tight since we are only putting 10% down on our new home and the payment will be high.  

The space in need or removal is about 400 SF. 

What I have come to find out is that banks will almost always see the second multi-unit property as an investment property, which requires 25% down, and will not acknowledge owner occupied status unless there is a very good reason for you moving (i.e. closer to work for a shorter commute, moving to a single family from a double, more space for a spouse and kids, etc.)

Install was a little tricky: we had to tear apart one of the extra cabinets in order to create some filler pieces to make them fit the space.

They would lease the space for between $600 and $700 per month and pay for their own utilities.I have a R-3 1.16 acres property with an adjoining 1.20 acres property that is for sale.

I think this space could have been used to teach kids about the water cycle, as it was continuing to drip and form new condensation droplets on the mold for the first few days after the leak was stopped and mitigation in process.

A lot of people can look past what the current state looks like and can determine how the space will fit their needs.
