I'd be sure to call their past landlords, references, and current employer to get a judge of character, and maybe meet them in person. 

Otherwise you can call the owner's agent, or call the owner directly if there is no agent.

You can change what numbers it rings etc,  so you can transfer who gets the calls from the number or even have it ring several numbers at same time. 

The police have been called and she has been picked up by an ambulance.

It's important to address her fears and hesitations, which often include things like getting phone calls in the middle of the night from tenants, having all of your spare time taken up, what happens if a house burns down, etc. etc. etc.
