The sponsor can make the most on equity growth with a property versus the small fees they collect.If a sponsor is syndicating a stabilized property for purely cash flow dividends then the property needs to be a large size to give anything substantial in cash flow split to the sponsor.

A true TK company will have rehab systems and checklists in place. 

All of this comes at a cost and I have to make sure it is worth it for obtaining the lower financing cost from conventional versus commercial financing. 

Balancing budgets against dreams, desires versus reality, it can be overwhelming.

Does anyone have a spreadsheet that I could put my numbers into that would show me what my return on that equity would be by pulling it out and reinvesting versus holding it for the long haul.

The unfortunate reality is that us “mom and pops” can be devastated financially by the cost just to defend ourselves versus a complaint from HUD who has an unlimited budget
