I have found that 4 rooms are the sweet spot and at that point, it is the best performer however those are going for 800k+ (Possible for me but would have to borrow a good bit from friends and family and would have limited funds left remaining) Hoping at some point the market cools off as this would be the clear winner at that point.

Overall Indianapolis BRRRR thoughts: - Good luck sourcing it on MLS between lowered inventory and multiple offers on good margin opportunities- Find some wholesalers you trust, wine and dine them, start analyzing those deals- Do hardcore due diligence on the front end and use cash or hard money (I have contacts)- Be okay leaving ~15k in the deal all said and done.

So even if there are a lot of new listings, it doesn't mean they're the type of listing that will work in this niche. 1/1's and 2/1's seem to be the sweet spot unless you're targeting corporate, relocations or insurance placements.
