Hi @Priscilla Y.I would recommend doing the 1031 tax exchange, it will save you a substantial amount of money on capital gains.

Depending on the age and condition of the building you're buying, that can be substantial.

Although there are some fee-based planners, that has little influence on the larger industry runs.

@Matt Banahan I'm a Realtor in the 'other' less-cool but also substantially cheaper Orange County...Orange County FL. 

Likely when they move out you'll need to do some heavier clean-up and if you throw some upgrades on top of that, you may be able to substantially raise rent rates.
