I posted from Saturday (today is Tuesday) and I have received one to two inquiries every day. 2 people have toured the property but no one submitted application yet. 

Broker, which requires to carry specific insurance policies, offices, software systems, licensure expenses, continuing ed expenses, and this just get's on the ability to exist, that's it, just to exist.     

Ideally, you MUST require each contractor to submit W9, regardless of the amount and method of payment, as part of your onboarding process.

Or, 2) provide an application for the mother, require it to be submitted, complete, within a day or two.

I have done several with out state buyers and if the numbers work they tend to submit very serious/aggresive offers.

Once you have your license choose your first brokerage carefully, big brands or their software don't get you any deals look for brokerages with a mentor program, and once how to provide you free leads and you should not only talk to their BIC more interesting are the people how already work for this brokerage.
