We are expanding some of our construction projects in the Mercer County area and are looking for more General Contractors that can handle turning around dilapidated single and multifamily property.

When you’re just a single SFR investor with their PM firm, it’s unrealistic to expect the treatment for someone with a large portfolio with them…sadly.

Does anyone have experience with buying a single family rental or a multifamily rental with total price under $350K through Home Union, Roofstock or Memphis Invest? 

I view the rental market as strong because not only to multifamily cash-flow, but many single families do as well.The municipality is investor friendly in my experience.

Hopefully, others can simply avoid the experience I've had with RDU Broker.At this juncture, I'm looking to sell three single family properties in a portfolio deal.

Single Family Home (East End Louisville)- Originally my primary residence ($209k)- Property is in our personal names (not in LLC)- Comps in the neighborhood are $285k- Built in 2002- In well established  neighborhood w/ middle income families- On 15 year 2.99% mortgage w/ 8 years remaining and $115k principal balance- Currently rents for $2,185 month/$26,200 annually- NOI $16,320- Cashflow $4,500/annually - $12k principal pay-down annual (current year)- Currently getting less than 3% return on our equityOriginal goal was to not cash flow but pay off property, allow appreciation, sell property at end of loan and use capital for additional projects. 

Single family homes, duplexes, and 3-4 family, and apartment buildings.

So, while the meth complicates is a little, it doesn't change much because if there is any smoke damage it needs to be remediated regardless of whether it was meth or just household items burning.

A turnkey provider and I were having a conversation about this last night but for a remodeled single family 2 bedroom home even in an area like hilltop in columbus they are getting $695 a month in rent. 

In other words, can I treat all my rental properties as part of a single trade or business for purposes of the 179 taxable net income limitation?
