I used a mixture of new construction type or replacement type in both single and double hung depending on the application of the window.

Had to replace a garage door opener and a microwave so far, about $300ea  We’ll either move there or raise the rent in 2021 as we decide if we can tolerate the humidity to live on the water. 

One of those long-term preparations was to replace my job income with investment income so I wouldn't need a job someday.

Should I just paint it, skim-coat, or remove and replace with drywall?   

We need something that requires a bit more technical ability, roof repair or replacement, interior remodel or reconfigure, rot repairs needed, that kind of thing. 

If the walls you want to remove are not load bearing, you don't need a structural engineer for this project.

They own the trailers (18 of them that are at least 20 years old) and tell me that 4 really need to be replaced.  

If it is a B class rental I would paint the cabinets (maybe replace if they are rough), install new laminate counter and definatly not put in a disposal.

New fans, new duct work, new dryer vent, new flooring, some new cabinets, electrical work, mold damage, sheetrock and texturing, sewage pipe broke in front yard from tree root (replaced pipe), leaking faucets (replaced), etc...
