The price points combined with incredibly low interest rates compared to the amount charged for a student room rental in the city center was pretty appealing.

In October of last year I moved out of my home of 15 years in Austin and converted it into a rental property.I originally paid $143k for the home, it's worth roughly $368k today. 

He's living in one side and the other side is doing great as a short term rental.

The perfect mix was luxury glamping that I could invest in for short term rental use.How did you find this deal and how did you negotiate it?

Other than cap rate and cash flow, what other metrics/calculations do investors use to determine whether or not a property would make a good rental?

Are there any members here who currently have Short-term rentals in North GA?

My cash flow was only $1200/month with my paid off rental.

It would probably be worth a phone call to the Garland Planning and Zoning department to ascertain which areas are permitted to have short term rentals. 

I've lived here for a few years and have my own rental in the area - tons of development between RWJ, Johnson & Johnson World Headquarters, & Rutgers University, plus there's a direct train into Manhattan. 

We have one rental home has an extended lease with the tenants till the end of August.
