You just have to believe and be willing to do it without having others around you locally who have already proven that it works.  

this is not friendly unless you are paying a premium rate because most banks or even hard money lenders would not even do this, regardless of your credit.i guess my point is that your friend may not know enough about real estate to recognize the high risk of the loan.

I'm barely 10 years older than you but I've been in the game long enough to recognize that you can lose a lot of money in real estate.

@John Horner I'm sorry John I might be a little slow but I don't know why someone wouldn't finance a guru's education if it was a proven system that worked and they could get a return on it.

It has been shown and proven that the average operator will have ratios well above that for those line items, plus, there are many more expenses involved too.

But again, November, December and now January, has proven to be a tough time of year to sell a house. 

Also, as I'm only getting back into investing, my credit history is without proven track record.

They also have a proven product so that the values have already been set.

Can someone recommend a good general contractor who has a proven history of good workmanship, the ability to maintain a schedule and budget in the Henderson, NV area?
