I would contact your local real estate board and see what answers you can get from them and also call a local trusted realtor. 

I'm leaning towards a darker wood, I believe you're correct on grey flooring not withstanding time and is a recent fad that will go away.

I just read 5 books (out of print, published between 1979 and 1986) all related to wealth building thru real estate “trading and exchanging” (not for tax free exchange).These were the most convoluted, confusing, and unfocused real estate books I ever read!

@Leland S.This is going to be very costly and the issue it is not resolving is vibratory noiseHaving built many building there is sound and vibration transmission - you can dampen the sound (again costly) but if it’s hardwood floors or a kid above it’s not going to stop the pounding / jumping .Is this a real issue brought by the tenant?

This was a 6 year old business account the never posted anything besides promoting our real estate conference. 

I'm borrowing at the rate of ~7% and 7% is a great return to me, especially with the stock market near all time highs. 

This surge in tourism and job creation makes now an ideal time to capitalize on the rising demand for both long- and short-term rentals.
