We are looking into purchasing our first mid-term rental about 5mins from a hospital but the crime rate according to neighborhoodscout.com is 32 per 1000 residents which is relatively high in Massachusetts.

Most of the time it is qualified by income, typically you need to make 80% or less of the area median income of where  you currently live. 

There might be other advantages for the residents of states and countries that have an inheritance tax.Mind you, for those who still don't like it, they can still by through a Mexican corporation.

Maybe that's a qualifying question for them to determine how much money you have, or if  this is the right investment for your risk profile.

This property is three hours from where I reside, complicating the direct management approach.

I reside in Minnesota, and do not see anything that prohibits from having tenants sign an addendum but maybe some people can weigh in on this and if its a good idea to include or not?
