What is your goal?

I live on Maui, and every affordable housing project gets analyzed with a microscope.

Typically I see some OAs and PAs that grossly undermine the the goals of the investors.

At the rate that homes are appreciating it seems waiting to invest while we save is going up much faster than the rate we are able to save.Future goals are the equivalent of $80-$90k per year to live off of.

@Chris Watson it’s not a race to the bottom if competitors have a purchase price that is much lower or lower ConC goals.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

I find that CPAs and tax pros often project their risk profile onto the client.

Now I hold and rent out as a short term rental.For clarity this is not a rehab project, this would be me just trying to refi without adding value.
