Hey everyone I believe I have had a recommendation for a HELOC with CACU here in Kansas City and I think they have a great product but it is not I/O payments.

I assume there would be articles like “the only place in America with declining home prices”.  

If you have a high income, you might qualify for some loan products since you have a good FICO score. 

Properties can over time, be it deferred maintenance or neighborhood decline, become a not so desirable investment for someone, at that point can they not sell their land or building to someone else? 

During 2008/2009 properties inside Loop 610 saw the least decline in property value.

I paid about 5k to replaster with a quartz chip product and retile the perimeter with blue pool tile a few years back.

Do you know what typical Cap Rates are for that type of product in your area?  

To add a little more context I just completed a refi on one of my multi family properties last week and I was easily approved and was even offered to pull out a significant amount of cash (+/- 200k), which I declined.
