You may find hard money lenders that will allow you to transfer ownership interests, I really doubt any insurance company is the source of funds but that can be construed by some broker exaggerating his product, they may not even really know the source of funds.

This is just about starting to slow down now, and the market is a little less frenzied but still appreciating steadily. 

Use a GREAT product like Schlutter Ditra mat when you put down your tile and chances are you're not going to have many issues down the road if installed right.  

Investing is a get rich slow business, not quick.
