When I called my insurance company they said they won't cover it because it started prior to my owning the property and the previous owner's insurance would be covering the property at the time.So, we didn't have a property inspection prior to purchase.

But now my brother and I have moved into the house with some friends from college and are renting it from my parents.

As long as I know all I'm doing is cleaning the place, and my previous pictures are still a good representation of what the property will look like (I'm not painting a different color, doing new flooring, new landscape etc), then I start my ad a week or so before the tenant moves out.

We would ultimately like to end up in Tennessee, where my wife is from and where we met in college. 

I had sent certified letters for previous issues, but they were returned so I did not do it this time. 

The previous owner was actually living in the 3/2 but has since moved out.

The properties have appreciated more than that over the last few years due to inventory shortage and limited appreciation the previous several.
