I would say for me the interest rates, the recession that's coming will drive people to sale and I predict a lot of foreclosures with decreased interest rates.

Also, you might want to put in a time penalty; i.e. payment will reduce 5% every week after X weeks (and X weeks should be plenty of time to finish, not their exact predictions as contractors always take longer than expected so you want to be reasonable). 

If tenant is found to have smoked in Premises, Tenant shall be charged $XXXX as liquidated damages to Landlord, and $XXX as a Smoking Cleanup Administrative Fee to Broker, it being hereby agreed that the actual cost of repairing said damage is difficult to predict, and this amount is a reasonable estimate of Landlord's damages and shall not be construed as a penalty.DM me if you would like to discuss this further.

I'm curious to see the next decade or two, but predictions are being made that the bigger STR companies are heading out.  

Isn't it very tough to predict which properties will appreciate.  

A true miracle the check was a good amount more than I predicted.

Can not predict future of rates etc but most investors today look for returns 10% or higherSome can go as low as 8% if it has a lot of equity and in great condition.

It’s very hard to predict what occupancy will look like.

Anyone know if that is predicted to change?

@Sooraj Maharjan as you predicted, long-term rentals are not going to cash flow in the near term with a traditional down payment.
