My market is street by street because we have nice neighborhoods near trashy neighborhoods.  

But I don't know what that looks like right now.I'm in San Diego and on Tuesday, I was driving home and the street that normally takes 20 minutes to get down had no traffic.

I agree with the others about biting off more than you can chew... but there's another popular saying that could apply: "how do you eat a whole elephant?

Recently, I had a light bulb moment driving down the street one block over.

Some areas require more analysis (street by street) but this is an objective start. 

There are several ways to do this but do whatever is popular there. 

Either state would much rather allow people to rent homes to live in as opposed to being on the street. 

I've thought about investing next to hospitals, as they tend to be undesirable to other buyers, but I'm not convinced that hospital workers want to live across the street from their work. 

University Hospital is across the street from USF campus too.
