To the expenses question:vacancy - I usually assume one month, or 8.33% cost for vacancyrepairs & maintenance - The rule of thumb that seems to be most popular is to estimate that you will spend 1% of the property value each year on maintenance.

I know VRBO/AirBnB have an abundance for the area we had our properties and yes overwhelming but obviously very popular sites for travelers to go to.
