So I am 4 weeks away from closing on two duplex apartment buildings, however, the insurance company that my contractor had builders risk with decided to not renew the insurance policy. 

Its all about screening the tenants and verifying income and checking w/ prior landlords.

This was not how the electrical panel looked just 2 days prior to that when the contractor had finished work. 

@Bob Prisco, I'm asking whether you've ever had to deal with a situation where a tenant just up and vacated the property without providing you any notice prior to doing so.

No SSAE16-Soc II report on file, No E&O, no regulatory body governing them, no audited financials, no policies and procedures on NPPI data, etc.) they aren't going to be able to call an institutional lender/servicer/bank to buy a note.Our diatribe ends up being to the benefit of the OP.
