The best way to determine if one is good for you is by going and talking to the others there.

The local banks online systems pale in comparison and are pretty clunky to use.Unfortunately, other than writing the unit number on the deposit slip, there is not much else you can do to determine who has paid. 

The repairs were determined to be their fault and we took it out of their deposit.

Or, because it’s your standard operating procedure w/ no exceptions, take your pick.

Hi all, Got really lucky and found a deal in Ocean Co, picking it up for $115K, needs about $10K max in work (flooring, paint, cleaning), and will rent for about $1600/mo.

You got rid of a liability and picked up an asset in your trade so I think you made a great decision there! 

My market in SFR where I’m at with cash flow doesn’t work very well but I’m not going to not pick up rentals just cause it doesn’t cash flow.
