This can drastically reduce its efficiency.Also, if the property has older galvanized plumbing, or had at one point, then there is likely a lot of soot at the bottom of the tank even if it had been replaced in the last 10 years.From my perspective, if a tank was 10 years old or more, I’d replace it and avoid future issues.

Hello everyone,I recently came across an opportunity with my dads house and I’d like to get the perspective/guidance of more seasoned investors.

And this just happened to be the property that I felt comfortable in, and could make work from a numbers perspective.

It's about perspective.1) Almost all are going to VM? 

I am NOT a financial advisor, but therein lies some of the value and perspectives of this post, very few financial experts are advising to diversify into hard, tangible assets like precious metals, real estate and commodities. 

It's a losing proposition from their perspective: If the tenant is halfway decent, they're likely going to lose them to you!

Something along the lines of, if landlord is unable to deliver property at Xxx by Xxx, then landlord shall refunding holding fee to perspective tenant, without any further liability to landlord.

BTW, the property tax in most towns of CT is just crazy (from MA resident's perspective)!!!

I'd like to get feedback and your perspectives of the pros and cons for our scenario.
