I would ask for a 12 to 24 months bank statement and the last two tax returns.

It could be that the property had the lower level finished since the last appraisal was done, but the only way to get this confirmed is to have a licensed appraiser go out and assess the property in person.

So it is do able as long as you meet your banks requirements.

The twist is that banks consider it a commercial loan and not a private loan, despite it being a residential property, is there a work around for this problem?
