Hey Laura, It really depends here I would say that LLC that holds your property paying for moving expenses for you feels a tad aggressive.

You can't pay more than that.Then, sit down with the seller.

Every month, I  have to remind them to pay the rent.

Some tenants will shape up if they see the new owner means business (paying rent on time, etc.), so it's important to enforce rental agreements when you take over. 

We, as a Roofing Co, talk and deal with MANY clients that have aging roofs, and yes are fine, but the ins co is either wanting them to: replace the roof; pay a higher delectable; not have coverage for the roof; or drop them!

How are you wholesalers operating in other cities when it comes to paying the earnest monies?

With all that considered, if I had just been trying to flip the houses I don't see much profit in either one once I pay commissions to sell.  

I talked to the company holding the ira and I don't have to pay the 10% penalty.   

It will be easier, but you will pay 2x-4x more than you would if you were local and on-site watching.What's your plan for watching the rehab?
