a market or bubble burst in my mind means an epic failure in the mortgage markets or a war or some other natural disaster.. but with the natural disasters that have been happening this just leads to a lot of influx of capital to rebuild.for sure market simply could not keep the pace they were going. its not a normal market to have 30 offers on one house.or put a property on the market and be soldin 3 to 7 days.normal is 60 to 90 day sales time or a little longer.. we just all forgot.

To date, I have exceeded that pace and my plan now includes having 100 rentals and $2,000,000 in equity at the 5 year point.That is certainly possible if you are willing to work like a dog in the beginning and YES that means doing the management, maintenance, and rehab yourself!

There is an area, a couple hundred miles away, where a couple of landlords are picking up most of the foreclosures and paying a higher price than what they are probably worth.Those buyers are doing several things;Paying more basing value more on the income approach is keeping values slightly higher protecting their other investments for loan purposes.Since it's a college town, they have more control over the rental market, keeping rents higher.They may not be playing off the same ARV as they are not putting the properties on the market, so they are leasing without making some repairs that would be necessary if they fliped retail.When you're doing battle at the auction, other investors may have other agendas in the market than those of a small investor and you'll get out bid.
