If it's a single, make sure to put in your leases that plumbing clog, if caused by tenant, shall be the tenant's financial responsibility; if it's ordinary wear/tear, or tree roots cloging the main, that's on the owner.

First off, the income from the flip is not capital gains, rather, ordinary income taxes at your marginal tax rate so keep that in mind for deductions from your total flip profits.TX is not a huge appreciation play, however, Austin probably leads TX in that regard.
