I personally budget $50/month/unit for maintenance, sometimes it high and sometimes its low but I think that for ongoing maintenance its a fair number for budget purposes.

Ongoing property management is the toughest part about turning around a block....think about what type of tenant a bad block attracts....as a landlord/PM you can control only everything within your property lines and not items exterior to that.
