It was saying due to rising construction costs that a minimum point of profitability is developers need to hit at least 2,000 rent in month per door to make it work otherwise they do not build.Suburban communities tend to not want new apartments around anyways.

I'm currently paying $63/mo for 7 listings.I also tried out http://beyondpricing.com which has a really nice interface and seems to have a good finger on the pulse of local events.

I have been working on it since inception,...helping the developers connect to their target market through materials.

It's always nice to have a buddy that you already know at those type of things. 

Any advice for developing the contract?

@Ned Carey  be nice if you could buy up whole blocks of those.. so they are not all scattered around town.... do you see that ?

We have a lot of investors we work with here, and our military presence helps to take care of our rental market quite nicely.

The prototypical lead I'm talking about is a nice single family house that could immediately be turned into a rental without doing anything more than paint/carpet in most cases.  

I run a successful interior design business and some of my clients are developers. 

We now own two PERFECT properties and we are getting involved in a commercial development project-- that's tremendous in 8 days.
