It a very nice looking remodeled 1955 house and is sounded by other businesses and some residential house.

It's nice being the big fish in a small pond if there isn't a lot of competition in your area.Your area is probably not saturated with DM which is good too if you're using that to find off-market properties.

@Antoine Martel It's so nice to hear someone my age is making this work full-time, as I plan on doing this full-time as well whenever I can.

It is 4 bedrooms each unit, has a nice back yard, and a lot of off street parking. 

Let's say Joseph and his blushing bride Tina get a mortgage for $300,000 and buy a very nice house in a nice part of town in 1997.

Probably best for you to re-visit your stance on screening tenants so you are not in violation of any laws of Fair Housing, Disparate Impact, or Discrimination.Good luck out there!
