Someone is selling their house at about 20k to 30k less than other comparable homes in the neighborhood but they have a usda loan and are seeking payoff.

Either good newer houses in nice neighborhoods in most parts of the USA go back to at least construction cost, which is double current value, or the entire economy flopped.

As the video shows it was the first house in that neighborhood to sell over 300k in four years.

Take a walk through of the house as to access repairs, upgrades, etc.Pics, curb appeal, neighborhood (location), neighbors, etc...How is the agent's affect and their knowledge of the listing home?

The numbers can totally be manipulated depending on the neighborhoods called for the survey, etc.

In that price range and that neighborhood (based on the pictures) I just don't see a big market of people with the money and wherewithall to handle a project like that.

I agree with Jon Holdman, check out Craigs list, newspaper adds and For Rent signs.

The reason I blow off an agent, and I don't know what it's like in your area; but here, we have over a dozen rental agencies in just my local neighborhood region and hundeds of "agents".

Are the laws that strict in ft lauderdale, or am i driving in the wrong neighborhoods?
