If you do not live in that state, you will need the services of a registered agent, easy to find online.The reason for creating the LLC in the state where the property is located is that you will be permitted to use the courts in that state if you need to initiate litigation.  

The property currently has a tenant who is paying below market rent at $850 per month.

Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

Yet I can't find a broker/agent willing to do a 'fee for service' type contract.

i see this has been stale for 2 months. did you ever find anyone and close the deal?

-if you choose to invest in a syndication, you may want to spend months or even years building a network and finding one. 

FMR in our markets is around 900-1100 monthly for such properties, so the cashflow is there.
