Modest 8-unit property is in the realm where the "fool and their money" have not necessarily already been parted (...yet...), so they might try fishing for a sucker.

The investor generally needs 6 months of "reserves" or savings of mortgage, property taxes and insurance (and HOA if applicable).

I don't have an entirely stable W2, but i have money saved up.

If the redeeming party failed to pay the money into court when they filed the lawsuit, then the one year did not stop ticking down and now they can't redeem.

Nothing worse than owing money to a family member. 

Keep saving until you get to at least 50k to even think about it.

@Justin Whitfield I wouldn’t invest in syndication right now because many of them are behind on payments and we’ve even seen some reports on the forums of some that have failed and taken over $200,000 of one investors money.

@Jason SungWhat do you plan to use the money for? 

The college girls are very sweet. 2 play sports on scholarship and work and have told me they pay their own way with their scholarship money, loans, work etc and have good references from previous landlord and credit score. 

Plan is, ill pay Heloc in a year from what I save monthly.
