I personally invest in mobile homes for cashflow in Wichita and am currently investigating the possibility of a small apartment building within the next couple of years.  

I will be attending more of his classes.Clyde Wilson - specializes in mobile homes and has commercial investing experienceJimmy Napier - not clear on specialty but appears to have done a little of everything (most entertaining speaker -- you just have to experience it to understand)Jay Decima - specializes in small multi-family and clusters of single families (investing that most aligns with my current focus)Dyches Boddiford - known for asset protection courses, IRA investing, and lending among many other things (he was my favorite speaker because he was the most organized and easiest to follow).

I remember listing to a podcast a few months ago about mobile home parks being a good cash flow investment.

so here was my first deal:2004 I purchased a four acre parcel that included two doublewide mobile homes for $65,000. 

Then headed to a town south of us to a place that flips mobile homes. 

@Rob Cee  from a non builder private passive investor construction loans are the most risky one could do... the risk is builder fails in the middle or ( like a builder I know ) built a home 3 inchs out of plumb.. caught at framing stage only way to fix was to tear it all down and redo it.he chose to finish it... and it looks like it should be at the Mystery spot.. doors crooked etc. house value to some one but steep discount.Liens  like here in Oregon properly filed mechanics liens are super liens...

Hahaha, but I digress.This particular hard money lender is looking for mobile home parks to buy and other hard money lenders who might want to lend on mobile home park deals.
