I have tried other avenues including our own website and on some of our properties sharing the PM duties with larger companies (like Wyndham Resorts) to get exposure on their websites. 

Larger down payment and higher interest rates would apply.

Also interested in any multi-families/larger deals and if there are opportunities in your area.

You either need to add a second tank or replace it with a larger one. 

I have no experience doing gut renovation, but if I can get that building for under 10k and toss say 70k into it, I may have a nicely cash flowing property.

I figure you could come in, remove a section 8 tenant, maybe renovate the unit to attract better tenants, but still end up losing money.It’s known that section 8 tenants tend to be rough on a property.
