For some context (albeit from a slightly different space), this is the current landscape for one small sliver of the "marketing technology" landscape, a market that is no bigger (and almost certainly smaller) than the market for real estate agent lead gen:Anyhow, you should keep pursuing your idea, and test the market.

Then add paint inside and out, new kitchen, updated bathrooms, new carpets in bedrooms, new light fixtures, updated sockets and you´re probably looking at a budget of $8000-$9000 in cosmetic updates, $6000-$7000 for a properly permitted roof and $3000 for a new HVAC system.

I agree, dratically trim the front hedge at least 1/2, Paint the garage door the same color as the body of the house the accent trim that's white could be done in contrast color.The body of the house looks like brick, I wouldn't paint that.Maybe new exterior lights by garage.Front door is hard to see. looks like it matches garage door..
