Did you have the intention of putting more work into the property or did you just see the value of the clean?

The rest of the spaces became occupied that year and new life was breathed into the building.

Being my first go at this I was intentionally very conservative. 

I really had no intentions of selling real estate full time. 

We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

There is a theory that has been considered by lawmaker the last few years that theorizes that putting in an offer on a property, without the INTENT or ABILITY to close on said property, is fraud.  

DOW Index Fund would give you 11-13% returns and you would just have to keep breathing to make the money.

HOAs in condo buildings and even in some SFR subdivisions may be receptive if you state your intentions up front.These days, HOAs are not the major concern.

This thread seems to have turned into a CA vs out of state argument which isnt my intention.
