It might depend on the institution through. 

I put in capital investment as an institutional investor as the house floor, system, roofing are fairly new with higher grade material and high quality labor and there is no delayed maintenance.  

Look carefully under Financial Institutions, then Banks, and look for Special Asset Mngrs or Reo Mngrs.

Who is your favorite investor friendly attorney, accountant, financial institution and realtor (if you're in the Baltimore area)?

Do a search on Schultz and Schultz and also American Loss Mitigation Institute.

The majority of commercial lenders, whether institutional or private, will require a lender ordered MAI appraisal as a financing contingency.Some investors believe that appraisals cost between $5-700.

Over that percentage, and the loan is considered  a"High Cost Loan" and most institutions have overlays against doing high cost loans. 

I am a brand new business, so I'm finding it difficult with larger, institutional lenders.

I'm curious if the aforementioned institutional capital players participating in the Metro Atl area is why. 

All that "value" is being passed from one hand to another... individuals, institutions... it's just moving around.
