We started with a local property (Vallejo) after a focused effort of hunting and putting in offers.

However, there are a lot of vacant homes, and my husband and I are always on the hunt for off market deals.

I'm meeting with the lender this weekend to discuss loan agreement and we are already on the hunt for our first BURRR!

.$110-120,000 is at my bottom.Luckily i'm in Charlotte, NC and i can get condos/townhomes on the golf course at $110k.I ALWAYS hunt for the lowest priced props in the BEST areas-period.FOR CONDOS/TH I cap HOAs at $250 max. and that has to include water/sewer for over $200 ( most here are about $180).Recently I've purchased nice townhomes here in the best areas andincreased MY  CASH FLOW PROFIT by $500 a month !!!! 

The hunting is pretty decent out there and there's a reservoir (pond, really) a few miles away where the fishing is decent too, so turning the "town" into a sportsman's paradise might work, but it really would require pretty deep pockets to make it attractive. 

The 100% matched 401K match is maybe as close to free money as you will ever find as it requires virtually 0 effort.BRRRR requires searching for and finding an appropriate RE (I love the hunt, it is like finding the garage sale deal on steroids), purchasing it including obtaining financing (not much fun), adding the value add which typically implies dealing with multiple contractors (I like adding the value and deciding what we are going to do to add the value), finding and managing tenants, and the refinancing.
