I agree with most of this, especially for starter homes that seems to be extremely hot right now.  

Is it possible that the hot rental market was pushed back a bit and that it is just getting started now?

DFW is a great area, still a very hot market, so make sure you have your financing in order and are comfortable running your numbers.
