When we looked at the unit before buying we noticed roaches EVERYWHERE, alive crawling on the walls dead ones all over the floor, and the tenants don't seem to live clean, we figured they caused the roach problem.

I took the risk of buying it, knowing that the pool of buyers were going to be smaller given the fact that the house had an upside down layout, meaning, all the social area was on the main floor and all the family room and bedrooms were in what you could consider the basement.

However you still have a few options here that balance tenant safety with vacancy reduction: If/when possible, use a video walkthrough and floor mapping software to help tenants know if their stuff will fit in the space.

I've done painting, cleaning, learned that I'm a ****** plumber and I needed to hire help for that, patched drywall, hired help to do my floors and learned that I can TOTALLY do that myself, hired pros to get septic work, well work, and driveway work done.

Water had ran from the 2nd floor so I had to redo the ceiling on the first floor, redo the floors, new granite counter tops, SS appliances, and had to redo the basement.
