- the listing agent has an even bigger commission in the deal if there is no buyer agent, so they may work extra hard to upsell the deal to you to make the deal work - a takeaway may backfire, for example, 6% commission and you ask the seller to now work for 3% and credit the sales price, will they truly represent your best interests? 

I learned a lot, but never did anything with the knowledge other than the home purchase described above.

One of my properties has a good size extra lot that the tenants don't use.  

Im not asking for a mentor, but maybe a quick tip on what to lookout for and what to consider from anyone with VA loan first time investor experience or knowledge.

@Christopher Brainard Luckily, everything is permitted to the best of my knowledge.

Currently only two residents have washers and dryers, the others just use their alcoves for extra storage.  

I do plan on doing management myself when i decide to buy my first property and want to ensure that my first deal doesnt cripple me because of my lack of knowledge.

If that doesn't work but you are still confident it's a good deal and want to move forward, you can put down extra cash to make up the difference.
