The seller just informed my agent they will get a final inspection this week we shall see.

If you have an investment centric realtor/agent out there it may be worth a call to them, then maybe they can direct you to a proper lawyer if it comes to it.

As an agent, my suggestion is to do what is right for you and what you can afford comfortably.

It probably is best for off market inquiries & of course as agents look for ways to simplify their processes, AI tools will become available to do so.

Why would you want to work with a realtor (I know she is your wife, no offense) who knows none of the agents, does not know the paperwork or the process (they don't teach you this in the class) when your primary residence is on the line.Brokerage options vary, but if you just choose the cheapest one and use your wife, you will pay for it later.

I've sold (for others) 6 properties in that neighborhood in the last 60 days - all were vacant and run down, and all of them were bought by experienced investors (their condition prohibited most would-be homeowners from considering them).

As an aside, they can save 6% of the sales price in real estate agent fees by selling to you.
