Did you ensure the property is zoned appropriately for this?  

Hi all,Fairly new to BP and real estate investing.

The last time I had to do a domestication, the client ended up paying a fair bit in professional fees due to: (1) having to pay a PA lawyer to handle the domestication work; (2) having to pay a lawyer in the original state to handle whatever he needed to do over there to comply with that state's law; and (3) bunch of filing fees and publications on both sides.

Fairly new to the biz myself.

I'm fairly green to this process, just want to make sure I don't miss anything drastic while at the same time not being scared away with all the small things. 

What would you say a fair price for this building is ?

This is where you're really going to be able to find property at a discount and maximize your returns while also ensuring the lowest basis (and therefore the lowest amount of risk).

I know that Chicago has it's fair share of economic and political issues, but it's also a big City with a lot of positive aspects. 

It's supposed to ensure there are no surprises after closing.
