Given, inspection and government watching over your shoulder may be a slight deterrent.

I enjoy personal finance and retirement investing/planning and have thought about getting into buy and hold real estate for a while.

It is not as simple as you might thing and if you have nothing in writing, you might get really hard time with that.Personally, I think most of those issues for new investors  comes from watching HGTV shows.

Now I have a kitchen that is now twice the size and a new dining room that connects the living and kitchen together creating a super open concept which I can enjoy for the next few years living here.

He has been on a 2 year lease every renewal and a bit below market as my husband was in law enforcement and we gave a discount to Police/Fire/Military.I’ve been watching the market and it has been slow to come back.

I got alot from 2009-2015. that was the trend then. watch the industry.

I enjoy traveling, spending time with family and friends and making business deals.

I don't know if the worst areas of oildale will be gentrified in a meaningful way, maybe, it will be interesting to watch what happens.  1000 to 2000 new jobs nearby certainly will not hurt.
