OR if you haven't done it for your own funds but you have worked in a small REIT or small private equity shop and have insights on lead gen and deal flow management in a environment of a very small team - that would be helpful also.In other words, having an employee in place to systematically perform the mechanical aspects of the flow of:Lead generation -> deal analysis -> placing offers -> due diligence checklistsIf you have done so, I would LOVE to hear any of:1 - Your "best practices" insights2 - Whether or not you felt that the expense and time involved (I'm forecasting a full time) in operating your own lead funnel generated, over time, investment opportunities at better values than what is available on the open market.

In regards to entity set-up it's good that you are thinking along those lines from a future growth aspect.

I've been involved in all aspects of Res Real Estate since 1988, but never done my own fix and flips.  

I am now doing 4000 letters a month and looking to add other aspects to my marketing.

He focused on all aspects of the housing market including home price dynamics, supply and foreclosure issues, demand and mortgage credit concerns, and the relationship between home prices and mortgage performance.

So im not to worried about those aspects of the deal. 

I have been in USA for two years now and am excited about opportunities in RERecently passed state exam for real estate sales associate, looking for a broker with similar interests to learn from.Previous experience in all aspects of residential rehabbing and maintenance, truck and tools ready to go!

You will meet people operating in every aspect of the business from CPAs, home inspectors, student housing brokers, mortgage originators, etc.

It is a good community to network and learn about all aspects of real-estate investing.

You'll have the low rate, long term financing in place; you'll know the house well (and its maintenance, as you have literally been there and done that); and a nice aspect (one that  is not always the case)--your single family may pencil out or have the potential too....But still sharpen the pencil and run the numbers as you will see done here on BP in many places or in books on renting out a sf.
