I'm writing this post to ask the community for their recommendation on how I can get started, and how my girlfriend and I can better educate ourselves on our journey through real estate investing.

To get your wife interested in real estate investment might happen well if you educate her on the things you learn. 

The more home visits you can accumulate in a short period of time the faster you will get comfortable.

I'm not sure about the long-term economy of my hometown, Price Utah.The biggest and most reliable employment in Price is with education as we have a branch of USU in town and various grade schools. 

With a short time period of 3 years, if you sell, appreciation of the property may be wiped out by realtor fees, closing costs, and the difference paid for the 3 years above what you would have paid in rent for a similar property. 

Is there a redemption period in PA? 

If you are an investor in these areas you should be educated enough and have enough capital to handle a new roof or heating system.

If so, yeah you'd need fix them yourself at this point, as I guess your inspection period is over...you could try to negotiate with the seller.As for the appraisal, a "second lender" will usually have to order their own appraisal.

And when the market truly gets overheated you can sell the coach house during a 20-30 year hold period.

I just take an educated guess on Reno and make the offer (this gets easier as you get more experience).
