Especially since you are a new landlord to these tenants, start out as a hard-*** and then ease up as you see fit.

For most tenants, just knowing that their maintenance issue has been received and is scheduled to be handled resolves a lot of the tension and concern. 

We put the rent at a level that they could afford, but one that was a bit below our actual costs of ownership and upkeep (ie: we subsidized their rent in exchange for peace of mind and ease of transition on our end).

The main benefit in my mind was the ease of setup - 7% commission for insurance and basically a lease agreement all done through a third-party vendor.
