Become an assistant to an agent so you have access to the MLS/e-key and then just pay them to draw up the docs when you find a property you want to make an offer on.or hook up with some reputable wholesalers and they will get you properties.

I send interested applicants a standard email stating my typical qualifications and that I am showing in 15- or 30-minute appointments scheduled between 1-4 pm that Saturday, and if they are interested in scheduling one, please e-mail me their preferred time and I'll confirm.

Just my two cents as a certified appraiser, you should point more weight on the comps in the market.

I'm having a hard time understanding how the benefits of being able to hand select tenants out weights the benefits of having hundreds of thousands of dollars available to you and not locked up as equity.
