@Matt GibsonThanks for replying Matt.I have spoken with 2 banks and they said they would not give me a mortgage for the property because the one unit needs 6 windows and some siding work outside.I have about 15k in cash which is not enough to buy the house but it’s enough to do the repairs and then refinance it.The bottom unit is renting for 600$ up unit it can be rented for 500$ and the back unit can be rented for 400$.So 1500$ total in rent.There are 3 duplex’s for sale near by with range from 109k-120k

If someone was to do this should they shoot for a duplex or Quadplex?

The tenant has been telling the sellers agent that he has some stuff stored in the empty duplex, and told the agent he needed some time to clear it out.

We purchased a duplex and after we closed, we spoke with some neighbors and found out that one of the tenants hadn't paid rent for a few months during their tenancy.

Our plan right now is to sell a condo in Seattle and use a 1031 tax deferred exchange and the equity gain as leverage to buy our first “replacement’’ property in Spokane once the renters lease is up at the Seattle property.We are looking for a specific property that we will be able to refinance after it is rehabbed and rented out so that of course we can repeat :) We are learning just what it will take to pull that off!

You can buy a duplex, triplex, or fourplex at 3.5% down and rent out the other units while you live in one.

Just bought a duplex and updating one of the units that previously had a heavy smoker.

We would be interested in doing a condo conversion so as to make a clean split of the property3.

I am getting a rate of 5.625% and 30% down on an investment duplex... seems way too much for me
